Moving With Storage in Orlando, FL When the Dates Do Not Meet

Storage enters an Orlando move when the two dates do not meet. Florida defines it as warehousing under the mover's care and control, which makes the holding location a contract term, and a driveway container in a gated community is a separate question with its own answer.

What Florida means by storage

Section 507.01 of the Florida Statutes defines storage as the temporary warehousing of a shipper's goods while under the care, custody and control of the mover, and lists storage among the accessorial services a mover may charge for. Those two facts together decide how the arrangement should read: the goods remain in the mover's custody, so the holding location, the access terms and the storage charge belong in the written documents alongside the transportation figure. Ask specifically whether the shipment is stored still loaded in a trailer or vault, or unloaded onto racking, because that determines whether you can reach one item without paying for a full unload.

Storage in transit versus a unit you rent yourself

Two different products get called storage. Storage in transit keeps the shipment in the mover's custody between load and delivery and is billed as an accessorial. A self-storage unit you rent yourself is a lease, the mover delivers into it, and custody transfers at the door. The first keeps one party responsible from origin to destination. The second is usually cheaper and gives you a key, but it splits liability at the moment the crew leaves. Neither is wrong; the mistake is buying one while believing the other, and the written estimate is where that gets settled.

Air conditioning is not a luxury on stored goods here

Orlando's rainfall normals are 7.35 inches in June, 7.15 in July and 6.25 in August against 48.35 inches for the year, and the ambient moisture that comes with that is what stored furniture reacts to. Wood joints, leather, paper, electronics and anything upholstered do measurably better in conditioned space over a Florida summer. If a shipment is going to sit through July and August, the question to ask is not whether a facility is called climate controlled but what temperature and humidity range it actually holds and whether it holds it overnight and on weekends.

Ground-level storage and what a wet year looks like

Storms here move a lot of water inland, not just onto the coast. National Weather Service Melbourne recorded Orange County storm totals from Hurricane Ian of 17.24 inches three miles south-southwest of University Park, 14.96 inches at Azalea Park, 13.20 inches at Orlando International and 12.33 inches in Orlando between September 27 and September 30, 2022. That is the argument against a ground-level drive-up unit for a shipment that has to survive a hurricane season, and the argument for knowing where a facility sits relative to local drainage before a household's furniture is put in it.

The container in the driveway is an association question

Portable containers solve the timing problem by parking the storage at the house, and that is exactly why they run into community rules. Florida's statute 720.3045 prohibits an association from restricting items an owner or tenant stores on a parcel when those items are not visible from the parcel's frontage, an adjacent parcel, an adjacent common area or a community golf course. A container in a driveway is visible from the frontage, which puts it outside that protection and squarely inside whatever the association's own rules say. Get written permission and a stated number of days before a container is delivered.

Hurricane season is the calendar this runs on

The Atlantic season runs June 1 to November 30 with a statistical peak on September 10 and most activity between mid-August and mid-October, against 1991-2020 averages of 14 named storms, seven hurricanes and three major hurricanes. A storage layover scheduled across September should be planned with the assumption that a delivery week can slip. Keep documents, medication and anything irreplaceable out of storage entirely, keep an itemized inventory of what went in, and agree in writing how quickly the shipment can be released and delivered once a date opens.

Orange County passed 1.5 million residents and the region added 37,690 people in a year

The Census Bureau puts Orange County at 1,528,002 residents as of July 1, 2025, up 6.9 percent from the 1,429,910 counted in the 2020 census. The Orlando Economic Partnership reports the Orlando region added 37,690 residents in the year ending July 1, 2025, the sixth fastest growth among large U.S. regions.

Why it matters: Constant in-migration and turnover is why moving capacity in Orlando is tight at month end and why interstate loads arriving here are usually consolidated with other shipments. It also explains the mix of jobs: long hauls inbound from other states, and short cross-county moves as households shift between Orange, Osceola, Seminole and Brevard.

About 44 percent of Orange County households rent, and building rules run the move

Census QuickFacts puts the owner-occupied housing rate in Orange County at 56.8 percent for 2020-2024, meaning roughly 43 to 44 percent of occupied homes are rented. Orange County's own fair housing analysis counts 209,073 renter-occupied units out of 444,543 occupied units, about 44 percent, and reports that apartment complexes make up about 28 percent of the county's housing stock against 56.5 percent single-family detached.

Why it matters: Apartment and condo moves are the most common household move in Orlando, and managed properties set the terms: a certificate of insurance naming the property, a reserved service elevator or loading window that is often weekday-only, gate codes and dock heights. Those requirements decide the arrival time and the crew size, and a crew that turns up without the paperwork is refused at the dock.

Florida movers must carry a state registration number on the estimate and on the truck door

Chapter 507 of the Florida Statutes requires every mover doing intrastate household moves in Florida to register with the Florida Department of Agriculture and Consumer Services before operating or advertising. The registration number must appear on each estimate and contract, in advertising, and on a sign on the driver's-side door of the truck in lettering at least 1.5 inches tall. Operating unregistered draws an immediate cease and desist order and a civil penalty of up to $5,000, and withholding delivery of goods after the shipper has paid what the estimate states is a prohibited practice.

Why it matters: It gives an Orlando household three concrete things to check before load day: the number on the written estimate, the number in the advertisement, and the number on the door of the truck in the driveway. It also means the written estimate is a regulated document rather than a courtesy, and that goods cannot be held in storage as leverage once payment matches the estimate.
